The property is accessed off the district roadway leading between the A484 Newcastle Emlyn – Cynwyl Elfed road, some ½ mile from the 'Five Roads' crossroads. The village of Hermon, Cwmduad and Drefach Felindre are some 3, 2 and 2 miles respectively. Drefach Felindre provides for a number of everyday facilities. The busy market town of Newcastle Emlyn provides a larger array of amenities and is some 8 ½ miles distant. The county town of Carmarthen is some 11 miles away.

Directions: From Newcastle Emlyn, proceed on the A484 towards Carmarthen. On leaving the village of Rhos, carry on until coming to the next right hand junction signposted National Woollen

Museum/Drefach Felindre/Cwmpengraig. Turn here and after going around a few bends you will see a long straight stretch. The entrance to Brynglas Farm will be on the left hand side. Turn here, and go along the track passing the entrance to Brynglas. Carry on, until you come to an area of fenced off forestry on your left. The land bounds opposite, and carry on along the track to access the second block on the left hand side.

Description: The land is divided up into 2 blocks by the access track. The first block (opposite the forestry land) comprises of 2 large and 1 smaller enclosure, totalling to some 30 ½ acres, being level to gently sloping and suited for grazing and cropping. Ring and internally fenced for sheep and natural water supply. A track has been created on the eastern boundary of OS No 1655 to access the forestry land below. Access over the track is by consent of the vendor to remove the timber, and in lieu of this track, the northern boundary was re-fenced by the owner of the forestry.

The second block is due south of the track and comprises of 7 smaller enclosures and suited for grazing/cropping, being level to sloping, and again ring boundary fenced for sheep and partly internally fenced. Various natural water resources feed this block, with small areas of wooded vales serving as shelter belts. One steep enclosure is fenced off due south of OS No. 0391, but has not been used by the vendor and is more suited for planting of trees.

The land is registered for IACS purposes (prospective purchasers to satisfy themselves regarding eligibility of future registration) and available by separate negotiation to purchase are 22.86 units of SFP Entitlements, with a euro value of 230.97 euros.

On referring to the land plan, please note the following easements/covenants.

a) the track marked from points A – B is owned by the property, and shared maintenance of the track is to be borne by the vendor (and successors in title) and the owner (and successors in title) of the neighbouring property of Nantgronw.

b) a shared responsibility (of both parties as noted in point a) to maintain the boundary fence running between points V-W-X-Y-Z.
