Property Details

Situation: Grid Ref SN312 – 267

The property’s eastern aspect bounds with a minor district road, heading down from the direction of Bryniwan, towards Penybont itself ( ½ mile), which provides for chapel, church and community centre. The local villages of Talog, Trelech and Meidrim are some 1½, 2 and 4 miles respectively. The market towns of Newcastle Emlyn and Carmarthen are some 11 & 10 miles respectively, with both offering a varied array of amenities.

Tenure: Advised Freehold.

Services: A sub-metered mains water supply is connected to the trough on the land.

Viewing: At any convenient time with a copy of these particulars.

Directions: From Newcastle Emlyn proceed on the B4333 Cynwyl Elfed road from the Town and carry on for some 5 miles until coming to Maudsland Square and turn right for Trelech (B4299). Carry on and go through Bryniwan and after going around a series of bends you will see Maeniwan Farm on the left hand side. Turn left after the farmhouse for Talog/Penybont. Carry on until coming to a fork and bear right for Penybont. Carry on along this road and the gateway is on the right hand side with our ‘For Sale’ board erected, before your reach the 90 degree right hand bend, by the local authority houses.

Description: A level to gently sloping block of land, divided into 4 enclosures, being in good heart. It is currently ring fenced for cattle, but improvements would be needed to make it stock proof for sheep. A loading pen is situated on the roadside entrance. One water tank serves the block and it is a mains fed supply, via a sub meter and comes up from the original holding of Maesllan. A gateway on the western boundary leads out to a track and access, due north, up to the district road.

IACS: Prospective purchasers to satisfy themselves of current registration status and future eligibility.
