DESCRIPTION:

Capel Tygwydd Church is being offered for sale due to work commitments and will be of interest to prospective buyers who want a “ready to go” Church conversion without the cost and uncertainty of obtaining planning permission and with significant works already completed. The Church has been re-roofed in natural slate, with a large opening made in the southern wall to open up the Living area to the panoramic views beyond. The original windows have been refurbished (with the option to re-instate the original stained glass windows if required) and new concrete floors have been constructed to the church and full length extension to the south. It has been decided to offer the property for sale at this stage as it is a blank canvas that allows a prospective buyer to develop the scheme according to their own specific requirements.

Adjoining the main Church is a separate unconverted former Sunday School with permission granted to construct 2 extensions and create an independent 2 bed annex with its own Living, Kitchen and Bathroom accommodation. Again this provides the rare opportunity to enlarge the accommodation of a Church and with the further possibility of joining the two buildings together if required (subject to planning).

The grounds amount to approx. an acre which includes an area of woodland to the eastern boundary and a small graveyard to the north side which has been planted with a screening hedge and has a separate dedicated access for visitors.

The development is exempt from paying a 10% commuted sum upon completion of the dwelling and will be eligible for a VAT refund under the HMRC DIY Housebuilders Scheme.

ACCOMMODATION (N.B. All room measurements are approx.)

MAIN CHURCH – Internal Dimension 60’ x 18’

Dating from the late nineteenth century, the Church has an attractive brick façade under a new slated roof with gothic arch windows to the north, east and west elevations. Internally the Church is completely open under a vaulted scissor braced rafter roof, with planning permission granted for an extension to the south elevation and a second floor to the main “nave” part of the Church. The Kitchen is set in the full height “chancel” and is open plan with the Living/Dining area that will adjoin the Sun Room and has been opened up to the garden and views beyond. Directly from the Kitchen there will be a Utility/Boot Room and to the end of the “nave” there will be a Lounge/Snug with chimney for wood-burning stove. Both gable ends have impressive gothic arch windows which will be a particular feature in the Kitchen and Master Bedroom.

Further accommodation on the Ground Floor will consist of a Reception Hall, Cloakroom, Guest Bedroom, Boiler Room and an original brick Porch to the North elevation. The First Floor will comprise of a Master Bedroom and En-Suite, with a further 2 Bedrooms and Family Bathroom.

FORMER SUNDAY SCHOOL - 41’ x 14’.

The Sunday School is of a similar construction to the Church, with brick facades and a quarry tile floor under the original slated, scissor braced rafter roof. It has not undergone any conversion works to date with planning permission granted to create an independent 2 bedroom annex to the Church. 2 extensions are intended to provide the Bedroom accommodation, whereas the existing Sunday School is to be converted to provide an open plan Kitchen, Living and Dining space with a Bathroom and Hallway to one end.

EXTERNALLY

A private driveway leads directly from the road to a large parking area before reaching the Church itself. The grounds are currently divided into three distinct areas with a woodland and south facing growing area to the east, domestic garden to the south and a graveyard and small orchard to the north. There is also a pedestrian gate to the north-west corner of the site that allows independent access to the graveyard and separates it from the rest of the Church grounds.
